North Saanich occupies the northern tip of the Saanich Peninsula — a predominantly rural municipality bordered by ocean on three sides, where land, privacy, and waterfront define the market. It's the gateway to the rest of the world from the Island: Victoria International Airport sits within its boundaries, and the BC Ferries Swartz Bay terminal connects to the mainland and Gulf Islands, yet the community has deliberately kept its low-density, one-to-five-acre rural character. The housing skews to acreages, hobby farms, estate homes, and some of the peninsula's strongest waterfront — Deep Cove, Curteis Point, and Lands End hold private oceanfront estates, while Dean Park Estates is prized for its hillside ocean-and-mountain view homes. Much of the interior is protected farmland in the Agricultural Land Reserve, and the area is one of the Island's premier equestrian communities, with rural zoning permitting horses and established boarding facilities. Marinas like Van Isle and Tsehum Harbour anchor a strong boating culture. For buyers, North Saanich is a niche, higher-value, lower-volume market — properties run from rural-residential homes to multi-million waterfront estates, almost all single-family on land — about 30 minutes to downtown but five to ten from the airport and ferries.
